Tina Marie Eloian, Broker-CCIM, of Sperry CGA-FCG Consultants, reports the sale of the 1952 Constructed Office building and out-buildings known locally as “The Red Onion” for $1.25 Million.
“I sold it to my clients approximately 10 years ago. The owners then applied for an SBA loan to renovate along with Historical grants. It was renovated into a large, Class B Office in the heart of Ybor City- similar to a co-workspace for a staffing company,” explained the Florida Chapter CCIM VP of Finance, 2017.
“A group of investors bought the renovated 5,493 SF office building along with a parking lot for additional employee parking and a duplex for additional office space,” she reported.
“The building was attractive to the buyers”; Eloian explained, “due to both the possibilities of the high-level renovations as well as the property’s highly convenient proximity to Downtown Tampa”.
“The root was renovated as well to have root top gatherings that oversee Downtown Tampa’s Skyline. It’s in an amazing location with excellent ingress and egress to both the Selmon Crosstown Expressway and the Interstate System accessing Orlando, North Tampa and St. Pete,” Eloian added.
Eloian has a special focus on Ybor City’s real estate as well as a love for the people and businesses in the historic community- having been raised in the area and meeting many building owners through her father, who was an area doctor.
“Ybor City is in an area that is becoming the Hub of Tampa Bay with multiple facets of real estate happening in every direction. Situated close to many of Vinik-Cascade’s Downtown Tampa Developments, there are also several New Riverside projects that are unfolding; such as “The Pearl at the Heights” and the Armature Works Building both in the “Heights District”- which are both only a pebble’s throw away”, said Eloian.
“Soon, several of the Districts will be melting together making Tampa a well-known Urbanized location for people of all ages and lifestyles wanting to be close to Great Dining, Shopping, Movies, and all the amenities that are offered close to home… all while leaving the automobile in the garage at home or no car at all. (According to the most recent research; “cars may be a thing of the past”.) That’s the plan, that’s the goal- that’s the future of Historic Ybor City,” Eloian explained.
